At the Inn at Harbour Ridge, an Osage Beach, Missouri B&B, we strive to provide our guests with a very special vacation experience. We offer gorgeous lodging accommodations at one of Missouri’s most popular vacation spots, Lake of the Ozarks. A number of exceptional amenities as well as travel specials and packages are waiting here for you. In addition, we have established some policies that help ensure your stay at our Missouri Inn will be an enjoyable experience. ARRIVAL: 4:00 p.m. to 6:00 p.m. or by prior arrangement.

DEPARTURE:  by 11 a.m, please.

The Inn at Harbour Ridge maintains a non-smoking environment. Smoking is acceptable only outside on porches and decks. A $250 fee will be charged if any signs of smoking are found in the guestroom.

CANCELLATION POLICY: Because we're a small inn, we ask that you understand our need for ample notice of cancellation. There is a $25 cancellation fee. You will be held responsible for cancellations made ten days or less before your reservation, unless we're able to rebook the guestroom. Should your stay at the Inn at Harbour Ridge be shortened for any reason, you are responsible for the remainder of your reservation with us. i.e. early departures will be charged for the entire booked stay. If cancellation is due to illness, documented by a medical doctor, a gift certificate for the full amount of your reservation, good for a six month period, will be issued.

About the Cancellation Policy: All lodging facilities have a deadline for canceling a reservation, beyond which you will not receive a refund. Large hotels often allow you to cancel up to six P.M. on the day of your reservation, but smaller properties need to be strict because losing a single reservation represents a significant loss of income. For example, if a 400-room hotel loses a reservation, that’s 1/400 of their possible revenue, or 0.25 percent. If a four-room inn loses a reservation, it’s 1/4 of their potential income, or 25 percent. If it’s a reservation for several nights, you can understand that this represents a considerable loss for a small property. In addition bed and breakfasts consider it a two-way contract when they guarantee a reservation. Many hotel properties overbook and bump guests with reservations that have been guaranteed with a credit card. If the guest does not show up, he still has to pay for the room. It is a one-sided contract that the guest has to honor, and the hotel doesn’t.

Running a small inn means that you need a cancellation policy that is fair to guests, but prevents those rooms from staying vacant. Most Inns base the length of time needed to receive a refund on how likely it is that they will be able to fill the room. With at least seven days notice, there is a fairly good chance that we can re-rent the room (we’re not always successful). Since people book further ahead on holiday weekends or at certain peak seasons of the year, we require longer notice for these special times.

When a guest needs to cancel because a close family member has died, or an emergency has occurred, we have relaxed our policy. The problem is that this excuse for canceling has been used so often that we’ve grown a little suspicious over the years. When someone has a legitimate problem, they’re often so grief-stricken that they don’t even care about the fee and they’re being courteous by calling us to let us know they will not be here. On the other hand, some people seem so concerned with getting a refund that it’s hard to believe they have a legitimate personal crisis. Our policy is to offer a gift certificate for a later stay.

When you own a small business, cancellations can mean the difference between paying your bills and not paying them. The good thing is that most of the people who book reservations with us respect our cancellation policy and understand the implications for us. We appreciate your understanding.

In order to provide a quiet, peaceful atmosphere for our guests, we are very limited on accommodating children and pets.

Pet policy:
"Pooch" must come with his travel crate and may not be left alone in the guest room. Pooch must be leashed at all times when in common areas of the B & B.

A $50 deposit is required. Pooch visits the B & B for
$10.00 a night.

RESERVATIONS: are necessary. A credit card or one night deposit is required to hold the reservation. Two night reservations are requested for weekends and holidays. We'll be happy to check and see if a one night weekend slot is available due to the way our other reservations have fallen...just give us a call.

RATES: are for double occupancy and subject to Missouri sales tax. Visa, MasterCard, personal checks and cash are accepted.
